To resolve the shortage of affordable housing, the UK saw the development of a variety of housing systems based on timber, steel, cast iron and in the main, precast reinforced concrete between the first and second world wars.

This type of property was designed to provide a permanent long term solution to the shortage of affordable housing. However in the 1980’s some major flaws were discovered that affected the structural stability of most of the precast reinforced concrete built houses. The problems resulted from carbonation or chlorides found in the concrete; this resulted in the rusting of the steel reinforcements and subsequent cracking of the concrete.

Most of the defective houses built were for council throughout the England, Wales and Scotland. The issues relating to defective housing reached parliament and in 1984 under the housing defects legislation these houses were highlighted as being defective. PRC Defective house styles include Airey, Boot, Cornish Type (I & II), Gregory, Orlit, Parkinson, Wates, Wimpey No-Fines and Woolaway.

defective propertiesIn 1985 a company was formed called PRC Homes Limited. It was established to approve licenced repair schemes for properties designated defective under the 1984 housing defects legislation. By 1996 PRC Homes Ltd ceased to exist but repair schemes are still available today.

Taylor Made PRC Solutions work with specialist mortgage brokers, who will personally assist you with buying your house under “The Right to Buy Scheme” and will ensure the building process is completed before funds are released following the repair to your defective house.

Once your mortgage has been agreed and the planning application has been approved with the local council, then work can commence to repair your defective house. In the majority of cases you will be able to stay in your home whilst the building work is carried out. A Civil/ structural engineer will be employed by Taylor Made PRC Solutions to ensure that the work is carried out in accordance with the terms of the licence being used. On completion of the structural repair, the Civil/structural Engineer will issue a numbered PRC certificate; the building inspector will need to give his approval on completion of the project before the mortgage broker is able to arrange for the mortgage funds to be released.

You can then start to live in a home that is no longer defective.
